  • September 2025: 14 active listings, median list price $1,795,000, PPSF $500, with 2 arena properties. 6 closings at $1,422,500 median sold price, $382 PPSF, 122 days on market.

  • October 2025 Trends: The jump to 25 listings and $1,782,500 median price (3.6% reduction) signal more options for buyers. Arena properties up to 6 (from 1) reflect growing equestrian appeal.

Outside the Arena: General Phoenix Real Estate Market Update

The overall real estate market is sluggish right now due to the lack of demand. Sellers are listing their homes and buyers aren’t biting, or just biting slowly. We also know that mid-November the housing market historically slows down due to the holidays. If you’re a buyer, it can be a good time to take advantage, especially as things are weakening right now. If you’re a seller, now is just really maybe not the most advantageous time to be listing your home on the market. Unless you really do need to sell. But if you do need to sell. Pay close attention to how you prepare your home and price it to sell. The sellers should acknowledge that the market is favoring buyers right now and we are going into the holiday season.

To know what’s really going on in our Arizona real estate market, all you need to look at is the Cromford Reports supply and demand index.

In just about every city in the Phoenix metro area the inventory is up, but the demand is low which has been a continuation problem we’ve been witnessing most of the year. Look at the graph and as we could see the supply has increased yet again and the red line represents the demand. The yellow bar represents where the balanced market. We can see that buyer demand has been waning for quite a while now.

Mid September it looked like the Cromford Market Index was improving, and then as you can see it started dropping again. A balanced market is between 90 & 110 and at this time we are headed the other way. But now we are clearly seeing this We are now downward trend in the CMI mostly because our supply is starting to go up and our demand is not really keeping up with it despite the change in rates that we saw a few weeks back.  As you can see the active listings are going back up, which is creating more competition and the demand to take these active listings is simply not keeping up.
