There are 19 horse properties for sale right now that include arenas of some sort and they are spread all around Wickenburg, Wittmann, Surprise and Waddell. All three areas offer equestrian-friendly properties, but their trends cater to different buyer preferences.

Market Overview and Inventory
Wickenburg has a 9.68-month supply of inventory, signaling a buyer-friendly market. Wittmann has a 6.61-month supply, balanced with a 1% month-over-month drop. Waddell has a 3.71-month supply, down 11% month-over-month and 23% year-over-year, favoring sellers.

Pricing and Listings
Wickenburg’s new listings (37) median $639,000, active (238) at $599,849, and sold at $494,000 (up 10%). Wittmann’s new listings median $602,000, active at $609,000, and sold at $475,000 (up 19%). Waddell’s new listings (35) median $487,777, active at $540,990, and sold at $481,490 (up 1%). Wickenburg offers luxury, Wittmann mid-range, and Waddell affordability.

Sales Performance
Wickenburg’s median sold price is $494,000 (up 10%), selling at 96.48% of list in 43 days. Wittmann’s median sold is $475,000 (up 19%), at 99.07% of list in 123 days (up 37%). Waddell’s median sold is $481,490 (up 1%), at 100.29% of list in 69 days (up 15%). Waddell’s quicker pace and above-list sales favor sellers, contrasting Wickenburg’s negotiation room and Wittmann’s longer times.

Beyond the Paddock: National and Statewide Real Estate News

The Cromford Report notes the trend over the last week has been strongly favorable to sellers, with demand rising noticeably and supply falling more quickly than normal for the time of year. This has resulted in green circles outnumbering red circles by 15 to 3. Scottsdale and San Tan Valley were the two that flipped from red to green since last week. The average change in CMI over the last month is +6.4%, up quite a bit from +3.6% last week.

Leading the charge for sellers are Fountain Hills and Chandler at the top of the table like last week, but Queen Creek, Peoria, Maricopa and Tempe have also moved up by 10% or more. Paradise Valley is the leading city improving for buyers with its CMI down 11% in the last month, but even this is a lot less than last week. It has also improved for sellers if we look only at the change in its CMI over the last week. The two others in that group favoring buyers declined by 3% or less. Like PV, Avondale turned around in the last week and Surprise is the only city still moving in favor of buyers right now. Once again, it is particularly encouraging to see the bottom 3 cities all moving substantially in favor of sellers. We now have 8 cities in seller’s market, 4 balanced and 6 in buyer’s markets. A lot of the conversations around home prices, especially in Phoenix, is that they will have to come down because buyers are not going to pay these prices and sellers are going to be forced to bring their home price down in order to sell the house. Well, we are actually seeing sellers just take their homes off th e market. According to this article by Redfin, looking at a national scale, delistings jump 28% as sellers pull homes off the market rather than settling for low prices. They say the number of home listings that were pulled off the market rose to a historically high level in September. And sellers are delisting because their listings are going stale. They’d rather stay put than accept a lower offer. About 12% of total listings were delisted in September. That’s the highest September rate in a decade.

When we look at the year-to-date canceled listings in the Valley, 2025 is much higher than past years back to 2020 (not shocking compared to 2020-2022 when everything sold, but definitely higher than the last two years). 20,147 homes canceled year-to-date. This is common in December as sellers take homes off for holidays, but remaining sellers get more buyer eyes with demand increasing. So, it can be a hard time to sell, but you might be in a better position to list or keep listed than in previous years.
