Four of the six horse properties for sale right now are just East of the Interstate 202 in Mesa as well as the one and only property that includes an arena, and five of the six listings are priced between $759,000.00 and $1,395,000.00 with one outlier in Tempe priced at over 8 million dollars.

The Tempe and Mesa real estate market in November 2025 shows contrasting dynamics—Tempe with tighter inventory and quicker pending times, Mesa with more options and higher sold-to-list ratios. Both areas offer equestrian-friendly properties, but their trends cater to different buyer preferences.

Market Overview and Inventory
Tempe has a 3.43-month supply of inventory, down 1% month-over-month, signaling a balanced market. Mesa, with a 3.48-month supply, is slightly more buyer-friendly, down 1% month-over-month but up 18% year-over-year, providing expanded choices.

Pricing and Listings
Tempe’s new listings median $515,000, active at $509,000, and pending at $485,000 (50 days to contract). Mesa’s new listings median $460,000, active at $465,000, and pending at $465,000 (46 days to contract). Tempe offers higher-value options, while Mesa provides affordability.

Sales Performance
Tempe’s median sold price is $468,000 (down 2%), selling at 97.61% of list. Mesa’s median sold is $465,000 (down 3%), at 98.2% of list. Mesa’s higher ratio favors sellers, contrasting Tempe’s negotiation room.

As you can see by viewing the Cromford Reports list of the 18 largest cities in the Phoenix Metro area, that Tempe and Mesa are ranked 7th and 8th respectively and are considered in a sellers market.  Both cities went from being in a lukewarm market to a sellers market within the last month.

Judging by all the green arrows though, it looks like all but Paradise Valley improved, but Paradise Valley Sellers in PV have no cause to grumble as they are just settling back a bit after a very strong run over the last 2 years and they remain in a sellers market. Peoria and Gilbert take the prizes for the strongest moves over the last month, with Queen Creek, Tempe, Glendale and Goodyear not far behind. The massive Phoenix market also move higher by 14%, which is important for the overall numbers as Phoenix represents 25% of the total market.
