Beyond the Paddock: National Real Estate News

Zillow reports that housing affordability is stabilizing in major U.S. cities. Mortgage payments on a typical home are lower than a year ago, helping improve affordability for buyers. New listings and total inventory are trending slightly higher year-over-year, giving buyers more choices. Zillow forecasts that 20 of the 50 largest U.S. metro markets will reach a level of housing affordability not seen since 2022 by the end of 2026 — driven by stable prices, rising incomes, and slightly lower mortgage payments. These dynamics point toward a market that is easing from the tight inventory + high prices era of the pandemic and early post-pandemic years. [Source: Zillow, January 2026]
