There’s more active horse properties this month than last month and one new arena horse property equipped ranch than last month in the Tempe/Mesa Arizona horse property market for February. The two arena equipped properties are literally one mile from each other and on the far East side of Mesa. Brown and Crimson area, which doesn’t get the credit it should in the horse industry. There’s a few boarding and training locations in this area of East Mesa and quite a bit of nice hobby horse homes. Overall though, the horse properties for Tempe and Mesa are equally distributed from East to West, but the Mesa horse properties are in North Mesa. You will generally find horse properties that have shared wells, private water companies as well as city water and a few flood irrigated horse properties and there are in fact 3 flood irrigated properties available this month (2 in Mesa and 1 in Tempe).

Comparison to December 2025 and January 2026

  • December 2025: 7 active listings, median list price $1,050,000, PPSF $354, with 1 arena property. 3 closings at $785,000 median sold price, $330 PPSF.

Pattern from December through February The region has shown gradual improvement since December. Listings rose from 7 to 11, arena-equipped properties increased from 1 to 2, and closings remained modest (3 → 2 → 2). Median list price climbed from $1.05M to $1.495M, while PPSF rose from $354 to $393, reflecting pricing power in a balanced market. Flood irrigation remains a key draw (3 properties in February), with East Mesa gaining traction. Overall, the market has transitioned from a slower December to a more active February, with increased inventory and renewed momentum—typical early-year recovery in Arizona’s equestrian segment.

The Tempe and Mesa real estate market in January 2026 shows contrasting dynamics—Tempe with tighter inventory and quicker sales, Mesa with more options and higher sold-to-list ratios. Both areas offer equestrian-friendly properties, but their trends cater to different buyer preferences.

Tempe Market Summary Tempe has a 3.47-month supply of inventory, up 19% month-over-month, signaling a dynamic market. With 100 new listings at a median price of $725,000 and active listings at $764,900, pending listings median $649,900 in 62 days, and sold at $587,500 (down 4%). The vibrant downtown Tempe and convenient transportation options add appeal.

Mesa Market Summary Mesa has a 3.5-month supply of inventory, up 23% month-over-month and 7% year-over-year, offering more buyer options. With 815 new listings at a median price of $470,000 and active listings at $465,000, sold listings median $439,950 (down 1%). The Mesa Arts Center and Usery Mountain Regional Park enhance lifestyle.

Compare and Contrast Tempe’s tighter supply (3.47 months) and higher sold prices ($512,500) favor sellers with quicker pending times (41 days), contrasting Mesa’s more generous inventory (3.5 months) and lower medians ($465,000), providing buyer leverage. Tempe appeals to urban lifestyle seekers, while Mesa offers more options for family-oriented buyers—both enhanced by parks and amenities for equestrian living.

Beyond the Paddock: National Real Estate News

The Cromford Report notes that the number of cities moving in a direction favorable to buyers has dropped slightly from 16 to 15 since last week. We now have 3 cities moving in favor of sellers. The average CMI is down 6.2%, which is only slightly more than the -6.0% movement that we saw last week. The trend in favor of buyers is still strong but has stopped accelerating. Avondale and Paradise Valley, both at 5% had the best move in favor of sellers, while Cave Creek was up 2%. Fountain Hills, Goodyear, Buckeye, Scottsdale and Maricopa have moved in favor of buyers with a double digit percentage. Gilbert has joined Chandler at the top of the table even though it declined. Compared with the outer edges of the valley, homes in Gilbert and Chandler have relatively few new-builds to compete with so supply is far more limited than, say, Maricopa, Buckeye, Surprise, Queen Creek, Goodyear and San Tan Valley. We have 10 cities in a sellers market, which is actually a majority, while 2 are in a balanced market and 6 are buyer’s market. Just a cursory glance shows us the cities that are centrally located are easier for sellers and harder for buyers. This is not great news for developers since most of their land is on the fringes. In these outer areas we have far too many sellers and not enough buyers.
