This month of March we are witnessing more horse properties on the market and more arena-equipped horse properties as well. Buyers can expect to find horse properties from as low as $305,000.00 to $4.4 million dollars. There are a total of 31 arena-equipped properties and they are evenly spread from Waddell, Wittmann, and Wickenburg. Of those 31 arena-equipped properties, 5 of them include flood irrigation. One of them is a 2-acre horse property with flood irrigation in the heart of Waddell and has several stalls and is listed at $825,000.00. In total there are 8 flood irrigation-equipped horse properties and of course they are all in the Waddell area except one is in Surprise. Looking at the last 60 days of closed horse properties, it’s interesting that the median sold price per square foot was $285.00 and the active PPSF is $423.00. It looks like sellers are needing to be flexible to get their horse properties sold.
