The Far West Valley horse property market showed a slight cooling in April 2026 compared to the surge we saw in March. We currently have 88 active horse properties with a median square footage of 2,259, a median current list price of $882,450 ($424 per square foot). Twenty-four of these listings include arenas, and eight properties feature flood irrigation (all located in Waddell).

Sales activity remained solid with 32 horse properties closed in the last 60 days at a median sold price of $716,375 ($331 per square foot). While this is down from March, it is still a healthy number and shows that well-priced horse properties continue to move in this corridor.

Month-over-Month Comparison

  • February 2026: Higher inventory and more arena properties
  • March 2026: Strong surge in both listings and sales
  • April 2026: Inventory eased slightly (8 fewer closings and 7 fewer arena properties than March), but remains robust at 88 active listings.

Seasonal Pattern (January – April 2026) We’ve seen a clear winter-to-spring pattern. January and February were slower, March brought a noticeable surge in both listings and sales, and April has moderated but still shows good momentum. Overall, the Far West Valley has remained one of the most active and buyer-friendly corridors in the Valley for the last four months, with consistent inventory and solid transaction volume.

Outside the Arena

The broader residential market across Wickenburg, Wittmann, and Waddell tells an interesting story this April.

Wickenburg has a higher 9.39-month supply of inventory with a median new listing price of $525,000 and active listings around $599,000. Properties are taking about 65 days to sell, showing a more relaxed pace in this historic western town.

Wittmann shows a tighter 5.63-month supply with 107 active listings at a median price of $600,000. New listings are coming in at $499,900, and sold prices have dropped 15% month-over-month to $470,000, giving buyers some negotiating room.

Waddell has the most balanced market of the three with a 4.76-month supply of inventory. Active listings sit at a median of $559,990, and homes are selling faster (40 days on market, down 33% from last month).

Summary Comparison of the Three Areas Wickenburg offers the most inventory and a slower, more relaxed pace with its historic charm and western lifestyle. Wittmann provides a middle-ground market with slightly tighter inventory but more buyer leverage on pricing. Waddell stands out as the most balanced and fastest-moving of the three, with good curb appeal, unique long rectangular parcels, and strong flood irrigation options. Overall, the Far West Valley continues to give buyers a wide variety of choices at attractive price points while still offering sellers solid opportunities in a healthy spring market.

Beyond the Paddock

The latest Cromford Report shows that median home prices in Maricopa County are continuing to soften slightly. In March 2026, the overall median sales price was $481,370 — down 1.8% from March of last year. New home prices dropped even more (down 4.5% year-over-year), while resale homes were down a more modest 1.1%.

What stands out is that prices are no longer climbing the way they did during the 2020–2022 spike. We’re now in a period of moderation where the market is gradually working through the affordability gap. Buyers are gaining a little more breathing room, especially in the Far West Valley where inventory levels remain healthy.

The message is clear: while we’re not seeing a dramatic crash in prices, the days of rapid double-digit appreciation are behind us for now. This creates a more balanced environment where well-priced horse properties can still sell well, but buyers have more time to shop and negotiate.
