The Tempe and Mesa horse property market remains one of the most unique corridors in the Valley. We currently have 7 active horse properties with a median square footage of 4,829 and a median current list price of $2,400,000 ($404 per square foot). Only 1 of these listings includes an arena.

The statistics in this region can sometimes feel a little skewed because of the limited number of horse properties available across such a large land area. Horse owners might be surprised to learn that the area between the I-10 and the 101, with the 60 to the north and Ray Road to the south, contains some of the most luxurious horse properties in the Valley. Even around North Lindsay near Brown Road and East McKellips, you’ll find very nice, higher-end horse homes. Farther east of Lindsay Road, the properties become more affordable while still offering quality options. Right now, four of the seven active listings are priced over $2 million, which is pulling the median higher. There are two more affordable properties farther west priced between $750,000 and $895,000.

This month you won’t find any flood irrigation on the current list of available horse properties. However, there are plenty of canals in the area. On a positive note, a horse rescue took place in a Mesa canal on April 6, 2026. Mesa Fire Department responded quickly and successfully rescued the horse. Month-over-Month Comparison

  • February 2026 showed similar low inventory levels.
  • March 2026 remained steady with limited active listings.
  • April 2026 continues the pattern of very low inventory (only 7 active properties), with the market staying tightly constrained but still seeing occasional high-end transactions.

Seasonal Pattern (January – April 2026) The Tempe and Mesa horse property market has been remarkably consistent throughout the first four months of 2026. Inventory has stayed very low across all months, and we have not seen the typical spring surge that many other regions experienced. This corridor tends to have fewer horse properties overall due to its more urban/suburban nature, so activity remains steady rather than dramatic as we move from winter into spring.

Outside the Arena The broader residential market in Tempe and Mesa shows two closely related but slightly different paces this April.

Tempe has a 3.91-month supply of inventory, with a 10% increase over the past month. There are 434 active listings with a median list price of $489,450. New pending listings sit at a median of $499,945, and homes are typically spending 38 days on the market (up 12% from last month). The area continues to benefit from its vibrant downtown and proximity to Tempe Town Lake.

Mesa shows a 3.85-month supply of inventory, up 8% from last month and 9% from last year. There are 1,831 active listings with a median price of $459,900. New listings came in at a median of $466,250, and homes are moving relatively quickly with pending listings averaging 37 days on market.

Summary Comparison of the Two Areas Tempe and Mesa are very similar in character — both offer a nice blend of urban convenience and horse property opportunities. Tempe tends to have slightly higher median prices and a more vibrant, walkable downtown feel, while Mesa provides a larger overall inventory and slightly more affordable entry points. Both areas are seeing steady inventory growth and faster turnover than in previous months, giving buyers more options and a bit more negotiating power in this spring market. Overall, the Tempe/Mesa corridor delivers the unique advantage of horse amenities with immediate access to highways, shopping, and city conveniences.

Beyond the Paddock

We are seeing clear signs of an affordability challenge in the Phoenix Valley, and the price-per-square-foot history in Tempe and Mesa illustrates this well. The average sales price per square foot is actually lower than it was in 2025, not higher. You can see how prices accelerated dramatically between 2021 and 2022. Since then the market has moderated, but it has not returned to the more gradual growth we saw before the big spike. Many families and friends we know would love to own their own home, but the cost of living simply hasn’t kept pace. We can all hope for solutions that eventually make homeownership more attainable again.

On a more positive note, mortgage rates have dropped to their lowest level in the last three spring homebuying seasons. The average 30-year fixed rate is now 6.23%, according to Freddie Mac. This improvement is helping purchase applications surge and is giving buyers a little more breathing room. While rates are still higher than the ultra-low levels of a few years ago, this recent decline is making a difference in monthly payments and is encouraging more buyers to enter the market.

For horse property buyers in Tempe and Mesa, these two factors together — moderating price-per-square-foot trends and improving mortgage rates — are creating a slightly more balanced environment than we’ve seen in recent years.
