The Glendale and Peoria horse property market remains a balanced and practical corridor for horse owners. This month the median list price and current list price have both dropped below $1 million for the first time since January — now sitting at $962,500 and $929,500 respectively. The median price per square foot has stayed steady, but overall pricing has eased compared to April. Of the 10 active properties, the median days on market is 57 days, with an average price reduction of 3.45%. Closed properties in the last 60 days were on the market for an average of 185 days with a 5.67% price reduction.

This popular family-owned equestrian facility stays very active year-round. It regularly hosts local barrel races (often on Friday nights), team ropings, gymkhanas, ranch sorting, team penning, and occasional horsemanship clinics. While it does not typically host large-scale national shows like WestWorld in Scottsdale, it remains one of the most consistent venues in the area for weekly and monthly local equestrian competitions. Month-over-Month Comparison

  • March 2026 had stronger pricing and slightly higher inventory.
  • April 2026 showed median prices in the $1.03M–$1.07M range.
  • May 2026 has seen a noticeable drop in median list and current prices (now below $1 million), while inventory remains limited at 10 active properties.

Seasonal Pattern (January – May 2026) The Glendale/Peoria corridor has followed a relatively stable seasonal pattern. January started the year with moderate inventory and pricing. February through April showed some upward movement in median prices, but May has reversed that trend with prices easing back below the $1 million median mark. Overall, this corridor has maintained low but consistent inventory throughout the first five months of 2026, with no dramatic surges or drops.

Outside the Arena The broader residential market in Glendale and Peoria shows two closely related but slightly different paces this May.

Glendale has a 4.02-month supply of inventory, up 10% from last month. New listings came in at a median of $469,000, while active listings sit at $459,950. Pending listings are moving quickly at 39 days on market, and the median sold price holds steady at $419,000 despite a slight 5% dip. The area continues to benefit from its proximity to Thunderbird Conservation Park and other local amenities.

Peoria shows a 4.31-month supply of inventory, up 11% from last month. New listings averaged $549,450 and active listings $544,500. Pending listings have a median price of $529,900 and typically stay on the market for about 42 days. Peoria’s charming parks and vibrant community life continue to add to its appeal.

Summary Comparison of the Two Areas Glendale and Peoria are very similar in character — both offer a balanced market with good inventory growth and realistic pricing. Glendale tends to have slightly lower median prices and faster turnover, making it attractive for buyers seeking value and convenience. Peoria offers a bit higher price point but still remains very competitive with strong community amenities. Overall, both areas are providing good opportunities in a balanced spring market, with buyers having more choices and negotiating power than they did earlier in the year.

Beyond the Paddock

According to the latest Cromford Report, the Phoenix metro real estate market continues to show a gradual shift. Nine cities are currently moving in a direction favorable to buyers (three more than last week), while eight cities are moving in favor of sellers and one remains unchanged. The overall single-family detached market has moved very slightly toward buyers over the last month.

The average Cromford Market Index (CMI) is down 0.3%, which is clearly worse for sellers than the 1.6% upward movement we saw last week. We now have 9 cities in a seller’s market, 3 in a balanced market, and 6 in buyer’s markets. Most of these changes are modest.

One area of note is the supply of single-family detached homes under $300,000, which is showing a notable increase in distress over the past year.

Surprise and Maricopa have shown the largest percentage moves in favor of sellers, while Queen Creek and Paradise Valley were the leading cities moving in favor of buyers.

Overall, the market remains relatively balanced, with buyers gaining a bit more leverage in certain price ranges and outer areas.
