After 28 years of walking thousands of horse properties across Arizona I’ve come to appreciate how distinctive the Central Phoenix Corridor truly is. Here’s my practical look at the May 2026 horse property market for Central Phoenix, Scottsdale and Paradise Valley.

Horse Property Market Snapshot — May 2026

Compared to April, median original list price, current list price, active price per square foot, and sold prices have all softened. This aligns with the broader market trend we’re seeing right now.

Inventory is selective but more active than in some recent months, with current horse properties ranging from $475,000 up to $6.9 million in Paradise Valley. Five horse properties include arenas, and they tend to cluster in what I call the “Cactus Corridor” — roughly between Shea and Thunderbird Roads, from 56th Street east to about 120th Street. That stretch has long been popular with serious horse owners for its good lot sizes and established equestrian neighborhoods.

Right now there’s one arena-equipped property listed near Northern Road and Interstate 51 at $875,000 that just received a price reduction. Four other properties sit near South Mountain Park and Preserve, offering convenient trail riding right out your back door.

WestWorld of Scottsdale sits right in the heart of this region and continues to be a horse mecca. Coming up this June:

From January through May, this corridor has shown consistently selective inventory with modest price softening. Well-prepared, realistically priced properties continue to attract interest.

Local Real Estate Overview — April 2026

Phoenix Phoenix remains the most active and accessible of the three areas. In April there were 4,715 active listings (up 7%) with 4.35 months of supply. New listings had a median price of $469,000, and homes sold at a median of $460,000 after roughly 37 days on market.

Scottsdale Scottsdale’s market showed some give-and-take. Supply sat at 5.86 months — down 4% from March but up 2% year-over-year. New listings averaged $899,000, active listings $1,050,000, and sold homes $960,000 after about 50 days.

Paradise Valley Paradise Valley carried the heaviest inventory of the three, with 9.38 months of supply (up 6% month-over-month and 11% year-over-year). New listings averaged $4,424,500, pending listings sat near $3,700,000 after 69 days, and sold homes averaged $2,954,000.

Compare and Contrast Phoenix offers the most accessible price points and highest transactional volume. Scottsdale sits in the middle with stronger luxury appeal and slightly faster movement. Paradise Valley remains the most exclusive, with the longest days on market and widest gap between list and sold prices.

For horse property buyers, the real differentiator across the entire corridor is finding the right pocket that balances trail access, functional facilities, privacy, and proximity to the amenities you use every day.

Beyond the Paddock

According to HousingWire (May 27, 2026), mortgage applications fell 8.5% for the week ending May 22. Refinance activity dropped a sharp 18% as the 30-year fixed rate climbed to 6.65%. Purchase applications dipped only slightly and still ran 5% ahead of the same week last year.

As Joel Kan of the Mortgage Bankers Association noted, borrowers understandably stepped back from refinancing at that rate. This data highlights that affordability remains the central conversation in today’s market, and buyers who have their financing prepared have a real advantage right now.
