The Chandler and Gilbert horse property market remains one of the more active and desirable corridors in the Valley. We currently have 17 active horse properties with a median square footage of 2,685 and a median current list price of $1,490,500 ($535 per square foot). One of these listings include arenas.

This month the median current price, price per square foot, and the median 60-day sold price are all up compared to recent months. The 17 active horse properties are scattered evenly from north to south in Gilbert and range from $899,000 to $4.8 million. Only one currently has an arena (located around Ocotillo Road and Lindsay Road). Out of the 17 active listings, 10 include the highly sought-after flood irrigation.

If you are a buyer looking to live within the city limits and have flood irrigation, the Chandler and Gilbert area is definitely worth a close look. Not only for horse property, but this is also one of the more active areas in the entire Valley for general real estate sales right now. The Chandler 85224 zip code is one of the hottest and most active areas in the Phoenix metro right now, and both Chandler and Gilbert are currently in a seller’s market compared to many other parts of the Valley. This is a very desirable area in general, with many horse properties offering nice setups, arenas, and flood irrigation.

  • May 2026 has a slight increase in active listings while median prices and sold prices have moved upward, continuing the positive momentum in this corridor.

Seasonal Pattern (January – May 2026) The Chandler and Gilbert horse property market has shown very consistent strength throughout the first five months of 2026. Unlike some corridors that fluctuate more dramatically, this area has maintained steady inventory and solid demand as we move from winter into spring. The combination of flood irrigation options, desirable locations, and overall market activity continues to make this one of the stronger corridors for both buyers and sellers.

Outside the Arena The broader residential market in Chandler and Gilbert shows two closely related but slightly different paces this May.

Chandler has a 3.36-month supply of inventory, up 8% from last month. New listings came in at a median of $559,000, while active listings sit at $559,950. Homes are moving relatively quickly with sold listings averaging 35 days on market (up 17% from last month). The vibrant downtown Chandler area with its dining and shopping scene adds to the appeal.

Gilbert shows a 3.88-month supply of inventory, up 18% from last month. New listings averaged $622,500 and active listings $642,450. Sold prices are holding steady around $575,000, with homes spending about 31 days on market. The beautiful Heritage District and community amenities continue to draw interest.

Summary Comparison of the Two Areas Chandler and Gilbert are very similar in character — both offer a nice blend of suburban convenience and equestrian opportunities. Chandler tends to have slightly lower median prices and faster turnover, making it attractive for buyers seeking value and quick movement. Gilbert offers a bit more inventory at the higher end and a strong seller’s market feel. Overall, both areas are providing good opportunities in a balanced spring market, with flood irrigation and desirable locations being key advantages for horse owners.

Beyond the Paddock We are seeing a noticeably slower spring housing market this year. According to recent reports from Yahoo Finance, March existing home sales fell to their lowest level since 2009. Nationally, more than 50,000 home purchase contracts fell through in March — representing 13.4% of all agreements that went under contract. That’s up from 12.5% the year before.

Here in the Phoenix metro area, the numbers are a bit better but still reflect the same cautious trend. The Cromford Report shows roughly 4% of listings went back on the market in mid-March. While not as high as the national average, it still indicates that some buyers are getting cold feet after going under contract.

On the financing side, mortgage rates have seen some movement recently. As of late April, the average 30-year fixed rate has climbed to around 6.50%. While rates had been trending lower earlier in the month, recent news around global events and Federal Reserve comments caused a quick spike. Even with this increase, rates remain lower than the peaks we saw earlier in the year, but they continue to influence buyer confidence and purchasing power.

Taken together, these factors — higher contract cancellation rates and fluctuating mortgage rates — are contributing to a more cautious spring market. Buyers have more leverage and more time to make decisions, while sellers need to price realistically and prepare their properties well to stand out.
