After more than 28 years of working with horse properties across Arizona, I’ve developed a feel for how these markets shift from month to month. June 2026 brought some noticeable changes in the Southwest Valley — and if you’re buying or selling horse property here, a few of them are worth paying close attention to.

Arena Inventory Alert

Arena-equipped properties have dropped sharply over the past four months — from 9 active listings in January through March, down to 8 in April, 7 in May, and just 2 in June. If you currently own an arena property in the Southwest Valley, this may be one of the more favorable times to list, as direct competition is very low right now.

Active horse properties in the Southwest Valley currently range from $225,000 to $2.2 million. The two arena-equipped listings are priced at $290,000 in Tonopah and $765,000 in Buckeye. There are currently six properties with flood irrigation, though none of those include an arena.

Looking at the broader trend from March through June, we’ve seen a clear and steady decline in arena inventory. At the same time, overall pricing has softened while sales volume has remained relatively steady. This suggests that serious horse property buyers are still active, but they’re being more selective. Sellers without arenas are facing more competition, while those who do have arenas currently hold a meaningful advantage.

Local Real Estate Overview — April 2026

Buckeye Buckeye continues to offer a balanced market with 4.71 months of inventory. Inventory increased 4% month-over-month and 3% year-over-year. There were 342 new listings with a median price of $425,891, while 1,102 active listings carried a median of $434,990. New pending sales typically came in around $399,990 with a median of 55 days on market. White Tank Mountain Regional Park continues to add appeal for buyers seeking outdoor and trail access.

Laveen Laveen showed a tighter but still balanced market with 3.84 months of inventory. Inventory grew more aggressively here — up 17% month-over-month and 14% year-over-year. There were 111 new listings at a median of $464,000, with 242 active listings carrying a median of $489,995. New pending listings averaged $470,000 with a strong median of just 35 days on market. Sold prices rose 6% month-over-month to a median of $470,000, with a solid sold-to-list ratio of 99.27%.

Compare and Contrast Buckeye offers more overall inventory and slightly lower price points, giving buyers more choices and more time to make decisions. Laveen, by comparison, feels more competitive with faster movement and stronger price growth, particularly for properties that appeal to buyers wanting proximity to Phoenix while still having room for horses. Laveen’s quicker days on market and rising sold prices suggest stronger immediate demand, while Buckeye continues to attract buyers looking for value and a wider range of options. Both areas benefit from good outdoor access, but they’re currently serving somewhat different buyer profiles.

Beyond the Paddock

According to the Cromford Report for early June 2026, active listings across the greater Phoenix area are down 4.1% compared to the same time last year (excluding properties under contract). Including those under contract, the year-over-year decline narrows to 2.3%.

Pending listings are up 4.5% year-over-year but have pulled back significantly from last month. Closed sales are running nearly 6% ahead of last year’s pace.

Overall, supply is trending in a direction that benefits sellers, while demand remains below long-term averages. This continues to give most buyers some negotiating room — particularly in the market segment below $1 million. Above that price point, the market shows more strength, which appears connected to broader economic factors.

Pricing has remained relatively stable in nominal terms. With inflation running around 3.8%, however, stable prices effectively mean homes are becoming more affordable in real terms over time. The Cromford® Market Index has stayed below 90 since January 2025, suggesting that home prices are likely to continue falling relative to inflation.

What I’m Watching Next Month

One thing that stood out to me this month was how quickly arena inventory dropped. With only two arena-equipped properties currently available, I’ll be watching closely to see whether this low supply holds or if more arena properties come on the market in July. This could create a short-term window for sellers who have functional arenas.
