After more than 28 years of working with horse owners and properties across Arizona, I’ve seen how the Far West Valley (Wickenburg, Wittmann, Surprise, Waddell) continues to appeal to buyers looking for larger parcels, rural character, and good trail access. June 2026 showed some clear shifts worth noting.

Active horse properties in this large corridor dropped significantly this month — from 85 in May down to 68 in June. Despite the lower inventory, the median sold price increased compared to last month, while the median active price came in lower. This suggests a market where buyers may be getting more negotiating room, but well-presented properties are still commanding solid prices.
Sales volume remained steady with 25 properties closed in the last 60 days. Arena-equipped properties are well represented, with 26 currently active across the three main areas. Flood irrigation is more limited, with a total of 10 properties featuring it (4 in Waddell and others scattered). Prices in this region currently range from $290,000 in Wittmann to $6.2 million in Wickenburg, giving buyers a wide variety of options depending on their needs.
This area remains popular for horse properties that offer space and relatively convenient access to both the West Valley and more rural settings. Whether you’re looking to sell or buy in Waddell, Wittmann, or Wickenburg, you’ll find either a lot of competition or a lot to choose from depending on your perspective.

Local Real Estate Overview — May 2026
Waddell Waddell had 5.03 months of inventory in May, with inventory rising 7% month-over-month (though down 1% year-over-year). There were 85 new listings at a median price of $525,000, while 201 active listings carried a median of $561,257. Homes spent about 73 days on market (a significant increase from the prior month) with a strong sold-to-list ratio of 99.05%. Buyers are finding more selection, while sellers who price realistically are still able to move properties.

Wittmann Wittmann showed 5.42 months of inventory, up 9% month-over-month but down 25% year-over-year. New listings had a median price of $522,450, while active listings carried a median of $610,000. The median sold price decreased 20% month-over-month to $405,507, with homes spending an average of 38 days on market (down 37% from the prior month). The area continues to offer more affordable entry points into the Far West Valley horse property market.

Wickenburg Wickenburg had 8.25 months of inventory in May, down 12% year-over-year. There were 231 active listings with a median price of $560,000. New listings had a median of $538,500. New pending listings averaged 66 days on market, while sold listings took 102 days with a sold-to-list ratio of 95.56%. The median sold price rose 2% to $632,500. Wickenburg’s strong Western heritage and trail access continue to support its appeal.

Compare and Contrast All three areas are experiencing relatively balanced but slower-moving conditions, with clear differences in pricing and inventory. Wickenburg has the highest median prices and the longest days on market, appealing to buyers seeking a premium Western lifestyle. Wittmann offers more affordable entry points and faster movement, while Waddell sits in the middle with solid selection and strong sold-to-list ratios. Across the Far West Valley, buyers have more negotiating room than in previous years, but well-priced, well-presented properties are still moving.
Beyond the Paddock
According to the National Association of Realtors (NAR), the housing market in 2026 is showing signs of a rebalance and potential rebound. NAR Chief Economist Lawrence Yun noted that more inventory and the gradual disappearance of the “lock-in effect” are helping more people list their homes. He expects home sales to increase by about 14% nationwide in 2026, supported by slightly lower mortgage rates that will qualify more buyers.
Home price growth is expected to be modest — roughly 2% to 3% — roughly in line with overall consumer price inflation. This should help improve purchasing power as wages continue to rise. On the supply side, the National Association of Home Builders anticipates modest gains in new construction.
Overall, the national market is transitioning toward more balanced conditions, with buyers gaining more choices and negotiating power than they’ve had in recent years. While challenges remain, many economists see 2026 as a healthier, more sustainable environment.
Local Events & Activities
The Far West Valley has a strong Western horse culture, particularly in Wickenburg, but organized events in the next 30 days are relatively limited compared to other regions. The area is best known for trail riding, team roping, and smaller local activities rather than large shows.
Wickenburg continues to host occasional team roping and riding events.
