After more than 28 years of working with horse howners and visiting horse properties across Arizona, I’ve come to appreciate how diverse the Central Phoenix Corridor really is. From luxury multi-million-dollar estates in Paradise Valley and North Scottsdale to more affordable hobby properties near South Mountain, this area offers something for a wide range of horse owners. June 2026 brought some interesting shifts worth noting.

Horse Property Market Snapshot — June 2026

Active horse properties in the Central Phoenix Corridor dropped from 23 in May to 19 in June. Pricing also softened slightly, with both the median original and current list prices coming in lower than last month. However, the median sold price and price per square foot on sold properties came in higher, suggesting that well-presented properties with strong features are still commanding solid prices.

There are currently 4 arena-equipped properties active in the corridor. While trail access is more limited than in outlying areas, there are still pockets of good riding opportunities. Notably, five horse properties are located near South Mountain Park and Preserve, with two of them including arenas — one of which is currently offered at $725,000.

Most horse properties in this corridor are concentrated in the North Paradise Valley and North Scottsdale areas, which were historically major training hubs. Today, the area remains popular for those who want to stay close to the city while still having their horses nearby. The diversity of property types — from high-end estates to more modest hobby farms — continues to be one of the corridor’s biggest strengths.

Local Real Estate Overview — May 2026

Scottsdale Scottsdale had 5.3 months of inventory in May, with inventory down 3% month-over-month and 5% year-over-year. There were 733 new listings at a median price of $930,000, while active listings carried a median of $999,999. Pending listings averaged 54 days on market, and homes sold at a median price of $925,000 (down 4% from the prior month) after spending an average of 51 days on market. The market showed steady but not overly competitive activity.

Paradise Valley Paradise Valley showed 8.09 months of inventory, with inventory down 8% month-over-month but up slightly year-over-year. There were 43 new listings at a median price of $5,195,000, while active listings carried a median of $5,000,000. Pending listings averaged 63 days on market, and homes sold at a median price reflecting a sold-to-list ratio of 93.52%. The luxury segment continues to move at its own pace with longer marketing times.

Central Phoenix Central Phoenix had 4.35 months of inventory, with inventory up 7% month-over-month but down 2% year-over-year. There were 1,730 new listings at a median price of $465,000, while active listings carried a median of approximately that same level. Pending listings averaged 42 days on market, and homes sold with a sold-to-list ratio of 97.89%. This segment offers more affordable entry points and quicker movement compared to the luxury areas.

Compare and Contrast All three areas are experiencing relatively balanced conditions, but with very different price points and dynamics. Scottsdale offers a wide range of properties with steady activity and moderate days on market. Paradise Valley remains the luxury segment, with higher prices, longer marketing times, and more selective buyer activity. Central Phoenix provides more affordable options and faster movement, making it attractive to buyers seeking value and quicker transactions. Across the corridor, realistic pricing and strong presentation continue to be key to successful sales.

Beyond the Paddock

Phoenix-area zip code by home equity growth since 2019. The results highlighted significant differences in how various neighborhoods have performed.

Some zip codes — particularly in certain parts of the East Valley and select North Phoenix areas — have seen strong equity gains, while others have experienced more modest appreciation or even stagnation. This variation shows that not all parts of the Phoenix metro have moved in lockstep.

For horse property owners and buyers in the Central Phoenix Corridor, this data is a useful reminder that location matters significantly when it comes to long-term value. Properties in areas with stronger equity growth may offer better long-term appreciation potential, while other locations may require more strategic pricing and marketing to attract buyers.

This underscores that the market is not uniform. Buyers and sellers should pay close attention to hyper-local trends rather than relying solely on broad metro statistics.
