After more than 28 years of working with horse owners and visiting horse properties across Arizona, I’ve been closely tracking the Southwest Valley (Buckeye, Laveen, Avondale, Goodyear, and Tonopah). July 2026 marks the halfway point of the year, and the data shows some consistent patterns along with a few interesting shifts.

Active horse properties in the Southwest Valley have continued their downward trend. Since January 2026, when there were 52 active listings, the number has steadily declined each month — reaching 38 in June and now 34 in July. This represents a 35% drop in active inventory over the first half of the year.

Median current list prices had also been declining since January (from $612,000 down to $532,000 in June). However, July marks the first month this year that the median current list price has risen, coming in at $567,000. Similarly, median active price per square foot had been trending downward (from $298 in January to $267 in June), but July shows a slight uptick to $272.

These shifts are generally positive for buyers. With inventory continuing to tighten but prices showing signs of stabilization (or slight recovery in some metrics), the Southwest Valley is offering more opportunities for those ready to move. The 24 closings in the last 60 days also indicate that well-priced properties are still moving.

Outside the Arena
Local Real Estate Overview — June 2026
Laveen Laveen had 3.66 months of inventory in June, with inventory up 3% month-over-month but down 4% year-over-year. There were 76 new listings at a median price of $474,495, while active listings carried a median of $481,500. New pending listings averaged 43 days on market, and homes sold at a median price of $459,945 with a strong sold-to-list ratio of 98.89%. The market offered reasonable selection with relatively quick movement on pending properties.

Buckeye Buckeye showed 4.15 months of inventory, with inventory down 1% month-over-month. There were 1,005 active listings at a median price of $427,000. New pending listings averaged 55 days on market, and homes sold at a median price of $405,140 with a sold-to-list ratio of 98.83%. The area continues to offer more affordable entry points with steady activity.

Compare and Contrast Both Laveen and Buckeye are experiencing relatively balanced market conditions, but with some clear differences. Laveen has tighter inventory and slightly higher price points, which may appeal to buyers looking for proximity to South Mountain Park and Preserve. Buckeye offers significantly more overall inventory and more affordable pricing, giving buyers greater selection while still maintaining solid sold-to-list ratios. Across both areas, realistic pricing remains important, though well-presented properties are continuing to move efficiently.
Beyond the Paddock
Recent research into both the broader Phoenix metro and national housing markets shows trends that align closely with what we’re seeing in the Southwest Valley horse property segment. Locally, the Phoenix market has shifted toward greater balance, with inventory elevated compared to the tight years of 2021–2024 and price growth slowing significantly. Median sale prices are hovering in the $450K–$460K range, with many reports showing flat to modest changes year-over-year and more frequent price reductions by sellers.
Nationally, inventory is also rising while price growth has cooled to low single digits or flat in many forecasts for 2026. Buyers have gained more negotiating power across much of the country.
In the Southwest Valley specifically, we’re seeing these same dynamics play out — but sometimes more sharply. Active horse property listings have declined more noticeably than the overall metro average, and both median list prices and price per square foot dropped steadily through June before showing slight stabilization in July. This suggests that horse properties in more rural or acreage-focused areas like the Southwest Valley may be experiencing a more pronounced normalization than the broader single-family market.
Local Events & Horse-Related Activity
The Southwest Valley’s equestrian activity remains centered around the Buckeye Equestrian & Events Center. In the next 30 days, the venue is hosting regular team roping events, including:
- July 10, 2026 – Beat the Heat Team Roping
- July 11, 2026 – Summer Saturday Team Roping
These are ongoing local jackpots rather than large-scale shows. No major new horse property development news has surfaced in the area recently. The focus remains on steady, local-level equestrian activity.
