Even with that give in pricing, sales stayed steady with 11 closings over the last 60 days. For buyers, the combination of rising inventory and easing prices is opening up more room to negotiate than we’ve seen most of this year.

The overall pattern: Inventory bottomed out in March, climbed back through May, held fairly steady in June, and jumped notably in July. Pricing and price-per-square-foot peaked early in the year and have eased steadily since, right through July. Taken together, this corridor is leaning more buyer-friendly while still holding onto reasonable sales activity — a combination worth paying attention to whichever side of the fence you’re on.
Outside the Arena
Local Real Estate Overview — June 2026
Queen Creek Queen Creek carried 4.54 months of inventory in June, up 4% from the month before but down 1% year-over-year. There were 155 new listings at a median price of $785,000, and active listings sat at a median of $775,000. Pending listings averaged 67 days on market, and homes sold at a median of $699,500 — up 11% month-over-month. Good selection with solid movement.

San Tan Valley San Tan Valley showed 4.17 months of inventory, up 10% from the prior month. New listings numbered 332 at a median price of $451,425, while active listings carried a median of $449,990. New pending listings averaged 48 days on market, and homes sold at a median of $425,000, down 2% month-over-month. Strong inventory growth here, paired with steady activity.

Apache Junction Apache Junction held at 3.39 months of inventory, staying fairly stable. There were 91 new listings at a median price of $429,990, and active listings carried a median of $450,000. Homes sold at a median of $417,500, up 4% month-over-month, and new pending listings typically moved in 40 days. Tight, efficient market.

Compare and Contrast All three areas are leaning balanced to slightly buyer-friendly, but each has its own personality. Queen Creek runs higher on price and has shown strong recent sales growth — a good fit if you’re looking at more premium properties. San Tan Valley has the biggest inventory gains and offers a more affordable entry point with steady activity. Apache Junction stays the tightest and most stable on pricing, which suits buyers who want to move quickly once they find the right place. Across all three, one thing holds true: properties priced realistically are still moving well in a market that’s giving buyers more options and more negotiating room than we’ve seen in previous years.
Beyond the Paddock
Nationally, existing-home sales dipped month-over-month in early July, even as the median sale price reached a new all-time high. Inventory improved slightly but remains well below pre-pandemic levels — a reminder that national prices are still holding firm even as the pace of sales slows.
