After more than 28 years of working with horse owners across Arizona, I’ve watched the Far West Valley — Wickenburg, Wittmann, Surprise, and Waddell — tend to move to its own rhythm. This August proved the point: while much of the Phoenix metro tightened over the summer, this corridor added inventory, including more arena-equipped listings.

Horse Property Market Snapshot — August 2026

The Far West Valley bucked the wider Valley trend this month, gaining both active listings and arena-equipped properties. We haven’t seen this many active horse properties on the market since January. The median list price has settled at $868,000, and the active price per square foot has eased to $398 — its lowest point since February.
What stands out most in this corridor is the range of choices. If you want irrigated, green pasture, Waddell currently has seven flood-irrigated listings, and five of those include arenas. If a more traditional Western feel is what you’re after, look toward Wickenburg. And if you’re watching the budget, Wittmann offers the most affordable entry point, with the lowest-priced active horse property sitting at $270,000.
The longer pattern (April–August)
Inventory here has held up better than in many other corridors this year:

The headline this month is straightforward: overall inventory and arena availability rose at the same time. While much of the Valley thinned out over the summer, the Far West Valley is currently offering more options than it has in several months. List prices have stayed fairly steady, while closed sales continue to come in below the active medians — a gap worth keeping in mind at the negotiating table.
Outside the Arena
Local Real Estate Overview — July 2026
Waddell Waddell shows a 5.68-month supply of inventory, up 9% from the prior month. New listings came in at a median of $504,250, while active listings sat at a median of $539,990 across 216 homes. Sold listings took a median of 74 days on market — a 48% increase from the month before — giving both sides more room to work through a deal.

Wittmann Wittmann held a five-month supply, up slightly (3%) for the month but down 30% from a year ago. Eleven new listings arrived at a median of $680,000, with active listings averaging $632,000. The median sold price eased 13% to $432,500, and homes spent a median of 89 days on market (up 41%).

Wickenburg Wickenburg carries the highest inventory of the three at 7.04 months of supply. New listings posted a median of $549,950, while active listings averaged $572,450. Pending listings moved at a median of $361,000 in about 90 days. Sold listings landed at a median of $450,000 (down 5% from the prior month) and spent a median of 132 days on market, with a sold-to-list ratio of 93.73%.

Compare and Contrast Wickenburg currently offers the most inventory and the longest marketing times. Waddell sits in the middle, with solid selection and moderate days on market. Wittmann has the tightest year-over-year inventory picture but is still giving buyers more breathing room than earlier in the year. Taken together, all three lean toward balance or a slight buyer advantage compared with tighter parts of the Valley — Wickenburg for the widest selection, Wittmann for the more approachable entry price.
Beyond the Paddock
Mortgage rates remain the biggest constraint on housing demand. The 30-year fixed rate has held in the mid-to-high 6% range for much of 2026, keeping monthly payments elevated and limiting how many buyers can comfortably step into the market. Even when inventory improves or prices soften, higher borrowing costs still weigh on overall activity. Until rates move meaningfully lower, many would-be buyers will wait it out or look for concessions and more flexible terms. This dynamic is visible nationally, across the Phoenix metro, and here in the Far West Valley horse property market.

What’s Going On
Horse and horse property news has been quiet across the Far West Valley over the past month, with no major sales or development stories standing out. Organized events are also limited right now, which is typical for mid-to-late summer in this part of the Valley. Most of the regular team roping and arena activity around Wickenburg slows through the hottest stretch and tends to pick back up in the fall. The next larger event currently on the calendar is a World Series of Team Roping Qualifier at Rancho Rio in early October.
