📉 Compared to April 2025:
Listings dropped slightly from 30 to 28
The median list price rose from $724,950 to $797,000
Median PPSF remained stable at $332
This shows that while inventory dipped, sellers are aiming higher with asking prices—possibly testing buyer demand.
Over the last 60 days:
11 horse properties sold>>> https://www.flexmls.com/share/CC0ij/Selected
Median Sold Price: $550,000
Median Price Reduction (List to Sold): $47,500
📉 Compared to April:
Sales volume more than doubled from 5 to 11
The median sold price decreased slightly from $584,000
Price reductions increased from $41,000 to $47,500, highlighting a growing gap between seller expectations and buyer willingness
While many areas across the Valley are experiencing cooler or balanced conditions, Tolleson (ZIP 85353) is showing signs of a hot market. This indicates stronger buyer activity and less inventory pressure in that pocket of the Southwest Valley—great news if you’re selling in that area.
Despite a drop in inventory and rising list prices, buyers still have good options—especially in communities offering arenas and flood irrigation. However, the increase in price reductions suggests sellers need to align more closely with market demand.
If you’re a buyer, this is a great time to explore the Southwest Valley with more closed sales and motivated sellers.
If you’re a seller, pricing appropriately from the start is more important than ever, especially with inventory tightening in some pockets.
Let’s talk about your goals. Whether you’re looking for acreage, equestrian amenities, or long-term value, the Southwest Valley continues to deliver strong opportunities for horse property ownership in Arizona.

When it comes to premier Arizona horse property, few regions can compete with the prestige, location, and lifestyle offered by Central Phoenix, Scottsdale, and Paradise Valley. These areas blend historic charm, luxury living, and equestrian functionality—all within minutes of the city’s finest amenities.
Scottsdale and Paradise Valley continue to represent the pinnacle of upscale equestrian living. Think luxury estates with mature arenas, high-end barns, and mountain views—many located near WestWorld of Scottsdale, a renowned venue for horse shows and equestrian events. These communities cater to serious riders, trainers, and anyone seeking a refined horse property lifestyle.
In contrast, Central Phoenix offers a more urban equestrian experience. South of I-17, you’ll find charming, ranch-style homes with modest horse facilities nestled into long-standing neighborhoods. These properties appeal to hobby riders or buyers who want space for a couple of horses without leaving the heart of the city.
***** In order to be considered a horse property, the horse property listing must have at least one horse feature: Arena, Auto Waterer, barn, corral, stall, tack-room,hotwalker etc….
Let’s take a look at how the market has shifted from last month:
13 total active horse property listings
6 in Central Phoenix
7 in Scottsdale & Paradise Valley
Only 2 listings featured arenas (both in the Cactus Corridor, Scottsdale)
4 out of 6 Phoenix listings were south of I-17
19 total active listing >>>> https://www.flexmls.com/share/CAnC8/Selected
11 in Central Phoenix
8 in Scottsdale & Paradise Valley
Still only 2 arena properties (same Cactus Corridor listings as last month) https://www.flexmls.com/share/CAnEr/Selected
4 listings south of the I-10
Inventory has increased by 38%, giving buyers more options.
Despite the higher inventory, arena-equipped properties remain rare.
Properties are moving—7 horse properties sold in the past 60 days, signaling that demand is still present when pricing aligns with buyer expectations. >>> https://www.flexmls.com/share/CAnH0/Selected
Median sold price (last 60 days): $1,700,000
Median sold price per square foot (PPSF): $486
Current active median list price: $1,969,500
Median PPSF (active listings): $587
➡️ Takeaway: Sellers are listing homes well above what buyers are currently willing to pay. That $270,000+ price gap between the median sold and listed prices highlights a broader trend in the market: a disconnect between seller expectations and buyer sentiment.
Even more telling, the homes that did sell went under contract in just 13 days—proving that well-priced properties still move quickly, even in a cooler market.
Sellers:
Today’s market demands realism. Overpricing a home leads to longer days on market and stalled momentum. Buyers are cautious, especially with mortgage rates holding in the high 6% range. Pricing your horse property correctly from the start is key to attracting serious, qualified buyers.
Buyers:
You have leverage right now. With rising inventory and price adjustments happening, this is an opportunity to find quality horse property—possibly under list price—with the right negotiation strategy.
If you’re considering buying or selling a horse property in Scottsdale, Paradise Valley, or the Phoenix Corridor, now is the time to re-evaluate your goals and align your strategy with the current market conditions.

The Southeast Valley cities of Tempe and Mesa continue to provide unique opportunities for horse property buyers seeking the convenience of suburban living with the perks of equestrian functionality. These centrally located communities offer a rare blend of horse-friendly zoning, spacious lots, and proximity to major freeways, shopping, dining, and city amenities—making them ideal for equestrians who value both lifestyle and location.
With deep agricultural roots and a strong equestrian presence, Tempe and Mesa remain attractive for buyers who want to stay close to the Phoenix metro while still enjoying the freedom of rural-style horse living.
Let’s take a look at how the market has shifted over the past month:
Metric | April 2025 | May 2025 |
---|---|---|
Active Horse Property Listings | 5 | 10 |
Median Home Size (SF) | 3,627 sq ft | 2,681 sq ft |
Median List Price | $1,750,000 | $999,000 |
Median Price per Square Foot (PPSF) | $433 | $393 |
Listings with Arenas | 3 | 3 |
There’s been a notable increase in inventory this month, with double the number of horse properties on the market compared to April. However, the median list price has dropped significantly—down by over $750,000—indicating a clear market shift toward more affordable offerings and perhaps motivated sellers. The median home size has also decreased slightly, suggesting that newer listings may be more modestly sized but still equipped with essential horse amenities.
Metric | April 2025 | May 2025 |
---|---|---|
Horse Properties Sold | 10 | 2 |
Median Sold Price | $1,000,000 | $923,250 |
Median Sold PPSF | $377.00 | $307.00 |
Median Home Size (Sold) | 2,411 | 3,007 sq ft |
Sales have slowed significantly over the past month, with only 2 horse properties closing in the last 90 days compared to 10 sales reported in April. This could reflect growing buyer caution, seasonal slowdown, or simply the small size of this niche market.
For buyers, this market shift means more options and better negotiating power. With inventory rising and prices softening, now may be the time to act—especially if you’re looking for a horse property in a desirable urban-suburban blend like Tempe or Mesa.
For sellers, the message is clear: pricing competitively is key. As inventory increases and fewer properties are closing, standing out with well-priced, well-presented listings will be essential to attract motivated buyers.
The whole Phoenix Valley is currently in a buyers market. Here’s a a few graphs from the Cromford report that indicate the state of the current real estate market. The first graph plots the market in terms of where the Valley is in relation to a balanced market. The blue line represents a balanced market. The last time the CMI (Cromford Market Index) indicated a market this low was back in 2008 & 2009.
Below shows the percent of closings with seller paid concessions in the Tempe/Mesa area. 47.5% of the homes in Tempe/Mesa are closing with seller paid concessions and it’s been consistantly high since 2022. Currently the median concessions are $8,625.00.
Price cuts are another indicator of the current market. This report is for Tempe and Mesa only and reveals how sellers are reducing their prices to get their home sold.
If you’re thinking about buying or selling horse property in Mesa or Tempe, or you’re just curious about your home’s value in today’s market—I’m here to help. Let’s talk about your goals and explore your options in this unique corner of the Arizona horse property market.

The horse property market in Gilbert and Chandler, Arizona, is currently experiencing moderate activity—but is reflecting a similar “lukewarm” trend across much of the Phoenix Valley. The Southeast Valley—including Apache Junction, Queen Creek, and San Tan Valley—continues to be a prime location for horse property buyers. These areas offer spacious equestrian estates, acreage for horses, and direct access to open desert riding trails. Queen Creek horse properties are especially desirable due to their availability of flood-irrigated land, which is ideal for pastures and horse facilities.
Whether you’re looking to buy a horse property in Arizona or sell your equestrian estate, market conditions vary by location, and opportunities exist for both buyers and sellers in the Southeast Valley horse property market.
Ron Bykerk is a seasoned entrepreneur and Arizona horse property specialist with over 30 years of experience in the equestrian industry.
